We review your financial situation and homeownership goals for approval into our program. Minimum $4,500/month household income, credit score 560+, 5% down payment required. Bankruptcy must be discharged 12+ months (or 24 on-time trustee payments). Foreclosure must be 24+ months in the past.

We negotiate a written offer to purchase the home you chose for cash through our real estate professionals. Once the sale is agreed to we open escrow and schedule a home inspection and appraisal.

The Owner Finance Advantage
We are private investors who owner finance properties at market rates and terms. We help people who have had difficulty qualifying for traditional financing buy the home they want, in the areas they want.
With Traditional Mortgage
Requires 20% down or PMI. Strict credit score requirements. You are on your own to negotiate.
With Advantage Homebuyer Programs
Our program does not have all of the red tape required by traditional mortgage companies and banks. Even if you have poor credit It's just not that important to us.

Understanding Our Fee Structure
Transparency is important to us. Here's how our business model works.
How We Earn Our Fee
As the contracted buyers, we use our cash-buying power to negotiate a lower retail price with the seller. We then transfer the title directly to you at the certified appraised value through a true sale—not a lease purchase or bond for deed—with a 30-year fixed, market interest rate mortgage. Our fee is simply the difference between the negotiated purchase price and the appraised value, allowing us to help you become a homeowner while earning our compensation through the transaction.
Your Agreement
When approved for funding by our underwriters, you sign an agreement with us agreeing to pay us the full appraised value for the home subject to a certified appraisal. You are the homeowner with 100% of all the rights and privileges of home ownership.
After Closing
After the closing you will simply need to make your agreed upon monthly payments.
All real estate transactions are conducted through licensed real estate, title, inspection and appraisal professionals. We are not licensed Realtors, agents, mortgage brokers, lenders, or a bank.
